As a Canadian, I can tell you the border crossing has become pretty hairy as well. The whole culture towards anyone isn't Lilly white has become suspicion first, not as welcoming as before. No Canada isn't the fentanyl capital of the world whatever mango man says

It's been slowing down in a number of markets last year and has accelerated this year. Not NY / IL / northern markets where price appreciation wasn't ludicrous, but places that dodged the last one (TX specifically) and includes CA/FL/TN/AZ/NV/SD/ID. You can gauge the housing market health by the # of listings vs. sales and time on market. The listings are spiking in those markets because sellers want more than people are willing to pay and are clearly desperate as they drop their prices fast and no one is biting. Yes, it's that simple. And the investors sell first factor. Hell, in FL you can buy a house from the builder *cheaper* than a homeowner trying to sell due to incentives and special builder loan rates. Due to the RTO [return to office] policies a lot of companies have deployed, a lot of folks are trying to get out fast and get back to wherever they came from. I'm waiting for the day when I can buy a house with a couple of ounces of gold. Although I'm considering selling and moving before my area gets affected; RTO is making that complicated if I want to stay employed. I just don't know yet if I can stay fully remote (was in SD but moved back to Chicagoland after covid crazy died down). I own my home free and clear. There are not enough houses on the market here to meet demand, just like in upstate NY. So you have a buyer's market. Other areas, not so much.

Disagree about a housing market crash. As a Boomer living in many parts of the country I have seen these "downturns" before. This time cheap money kept it from happening. Of course when I lost $50k on a $270k house the downturn felt like a crash.

There are many factors, sure, the King's global policy might be squeezing the Canadian soy boys and girls, but Vegas is getting it's ass kicked by Chinese competition. Here's a less non-TDS summary. Good review and accurate. Lots of issues in Vegas, too much hotel expansion, greed beyond comprehension on the strip, they p..sed off the locals big time, parking fees, crazy prices, new rules and changes that often do not enhance the experience, removing stuff we like. Its a perfect storm. I would be happy to see most of the casinos in the gutter. Greed. The majority of locals NEVER go to the strip. Its an expensive sh..t show.
