Hey guys! Update on My home search!

  Well, as many of you know I have been searching for a new home for a while now, the whole process started 3 months ago! I'm happy to say that we found a new home and are under contract with it! It's in a pretty rural area of the north-eastern states and needs a bit of work, but I'm excited to get back to my roots after spending almost half my life now in the south (the heat of the south doesn't bother so much as how *long* the heat lasts for! I've always preferred snow and cold!)  

 We still have had no luck selling our current home with ____(real estate company that promises a guaranteed offer if your home doesn't sell) . And I have to say I cannot and would never recommend anyone use this type of company. After 3 months of barely any showings and being competitively priced to our comps, we've had only one offer from an investor for just below the *guaranteed* offer from ____...because it was lower than their offer they did not present it to us ( at the time, that seemed fair considering we trusted them) . We are not allowed to market the house on our own, and I believe they do not market well enough (or purposely don't market well in order to buy our home at a bargain) considering identicle houses in my neighborhood have sold at a greater speed and at higher price! I'm actually starting to wonder if they are presenting us all offers coming in or not.

 Ultimately, due to time and the contingencies on the new home purchase, we decided to go with their guaranteed offer....only to have them do a final walk through and come back with a new offer 30 grand lower...stating the reason being a small section of peeled paint on fascia, 2 boards of siding that is cracked, and condensation on the Hvac unit in the crawlspace....This is obviously very unreasonable and they are trying to take advantage of us.

 I would terminate the sale and service with them to relist with someone reputable, however there are a lot of shady things in the listing agreement that we signed (our fault for not having someone look at that) that is looking like we aren't going to be able to do that, not without a major penalty of course.   

 We cant even sue, not only because its in their contract that we cant (There are work-arounds considering the multiple times they have breached contract) but because we simply dont have the time or money to do so. We're still trying to get them to honor their guaranteed offer.   

 Needless to say, I'm extremely stressed about this whole thing that has been going on for a while now. I am still trying to reach my 3 characters per month but please bear with me if I am a few days late on releases sometimes! Hopefully this will all be over soon.   

 What can I say-- you live, you learn! Make sure you read all fine print, and have any paperwork examined by a lawyer if possible!
