I’m sure others will tell you but regarding Gideon stealing the deed is very much legal in Gravity Falls. Alex Hirsch said in a q&a that Quentin Trembley, the 8 and a half president, made a ‘Finders Keepers’ law which states that anyone in possession of the physical, legal document to a property gains ownership of that property!
