Weekly Webinar #82: The Basics of Real Estate Investing

Comments

Wow, this was great! I learned so much. More videos/webinars about business/money would be awesome. Thank you for this one :)

You made a post about investing, it was on the coach red pill channel and it was over an hour long. Was called the basics of investing, and it went over allll different kinds of investments in-depth, and your main point was that you only want investments that bring cash flow and than you brought up the example of monopoly with your father growing up and the ratio of houses to property and how it equates to managing rentals

Working from home: Lots of talk. Waiting to see the influx of folks here in fly-over country. We have abundance of affordable homes, safe clean communities and good neighbors. We don't have the Aviance of the big cities like: Broadway & Beverly Hills living. Do you really need it?

Good question. Overleveraging is only a concern when the underlying asset falls in price AND you *must* to sell it for whatever reason. But because of the Mortgage Backed Securities market as I explained in the webinar, the Fed and Treasury cannot allow aggregate real estate prices to fall because banks would become nominally undercapitalized (that is, bankrupt). Therefore, so long as an investor is buying property in a relatively stable area, overleveraging is not a concern because the Fed and Treasury will continue to prop up the real estate market, even at the cost of runaway inflation. And even if a property does fall in value for whatever reason, if the rental income matches or exceeds the mortgage payment taxes and fees, then the price fall of the property does not matter. CRP

Great webinar. What about the risks of being over leveraged?

Better to face reality its going to stay

Hey Gonzalo I am going to watch your webinar now and didn't know you were doing it on Real Estate (something I'm very interested in). I'm bummed I couldn't be there. I wanted to say is it possible to put notification of your webinar one week in advance so we all get to know which topic it will be? Thank you for this content!

They are doing it pretty much world-wide. I was in Pakistan (a third world country) a few weeks ago and they required vaccination passes to go into big fast food chains like Mcdonalds and KFC. Albeit you could flash them something fake easily.

I’m still hoping for vaccine passports to be completely gone by end of year all over the world, and it will. Vaccine mandates will be over eventually, hope will happen soon

Thanks again for the valuable information coach!

I heard Ukraine have fallen? They now require vaccination pass to travel bus or train. Yes you might get a fake card but you can’t comply your way out of tyranny. Looks like ukranians wants to copy american policies

You did cover the topic briefly early this year when evaluating home bank loans, interest rates to avoid losing from the devaluation of the Dollar
