So I think the demon seeks out individuals who possess some resentment or anger and turns it into pure hatred. At some point after killing Elise's mum, he begins to feed on the already existing anger of Elise's dad and turns it into pure hatred and evil. I'm assuming he did the same to Ted. It may be cheesy but it's pretty clear that the reason the spirit of Elise's mum was able to defeat the demon was because of her love (though maybe just temporarily). And the crazy thing is, when Elise opened the door to the Lambert's she left it open, which is how the Lipstick face demon managed to cross over.
