Great idea! Just make sure you are well aware of the air bnb rules and regulations in your area to avoid fines. Can also look into just renting out your backyard space and not the entire home. Especially if you have a pool. These sort of rentals are becoming more popular with sites like Peerspace.com

I have recently been introduced to this strategy and it makes sense. As a realtor, I would suggest buying initially as owner-occupied then turning the property into an investment property in an effort to continue to level up.

I rent now for a little under $1200. (Already debt free with an emergency fund in place, would need to save downpayment) My thoughts on purchasing a home (a condo since its only myself) were being able to "lock in" a home payment (even though I would always have a cost of an HOA, I would prefer less maintenance from a condo). The appreciation wouldn't matter to me as much as not having to pay increasing rent each year would be the main idea but now you have me thinking about this differently - thanks. Would definitely like to hear about why you prefer to rent.

For one of my properties he's right it wouldn't be a sound investment. The other I bought after the recession the numbers are in my favor but those deals were literally once-in-a-lifetime.

Definitely can see your perspective on why you view your home as an asset rather than a investment . Can do a follow up on why you prefer rent ? I generally see in my area rent prices double the size of mortgage payments
