Hey Anton, Could you show us an amortization schedule to give a visual of how prepayments on the loan will eliminate the interest associated with the prepaid principal.

I really thought I was going to disagree with this more until i went through it. It's just a different strategy than what I'm doing. I took the 30 on my primary residence which I'm house hacking and getting $150/month cashflow on. I'm praying extra on the principal every month, but my priority is getting as much cash into my investment strategy as possible which is beating my interest rate by many orders of magnitude. As my income increases I am making sure to allocate more towards my mortgage as well.

My wife and I went from a 30 to a 15 year loan with a refinance. At the lowest interest rate possible. The biggest take away from this move for me was this - A) I honestly felt like I've saved TIME, not only money. B) If and extra hundred dollars with save me thousands in the long run, then so be it!

I know you asked AD Brother, but just chiming in, I have never done this myself, although you can. I use a Property Manager, that I can hold accountable to collect rents, address maintenance, supply tenents, and serve as a one stop shop. I farm out that work so I can get to the paper in my day to day to buy more properties.

Great concept. What about taking a 30 year and paying it off early? That gives the flexibility to minimize expenses if the rental is vacant.
