I think the actress change significantly impacted the viewers feelings towards her. Like Alfred is a beloved character but if the actor changed throughout the movies it wouldn't be the same. As for the story itself, I think they gave plenty of reason to be invested in them. Rachel was there from the beginning and there every single time Bruce was home, and was close to him throughout... She was one of only 3 people who knew Bruce was Batman. I think they gave more reason to be invested in their relationship than 90% of the movies I've seen.
